Epoxy and polyaspartic floors in Milwaukee, Wisconsin

Garage and shop floors, priced by the square foot and timed to the day.

Sixteen of us on two install crews. Every estimate states the square footage, the system, the price per square foot and the cure schedule, so you know what it costs and when you can drive on it.

  • Square footage on every estimate

The systems

What goes on a floor, before we measure it

Your number is written after we measure, grind a test spot and read the slab.

Garages

Flake and color systems for a one-, two- or three-car garage.

  • Solid-color epoxy

Ground slab, cracks filled, one tinted base coat and a clear coat.

  • Partial-flake epoxy

Flakes broadcast over about half the floor, then a clear topcoat.

  • Full-flake epoxy

Flakes to full cover, two clear coats. Hides stains and slab marks the best.

  • Polyaspartic over flake

A clear polyaspartic topcoat for a quicker return to use and sun resistance.

Shops and warehouses

Installed between shifts, with the aisle plan agreed first.

  • Grind and seal

Bare concrete ground, patched and sealed. No color, no build.

  • Epoxy with quartz broadcast

Gritty and slip resistant, for wet bays and forklift aisles.

  • Urethane cement

Thick wash-down floor for kitchens, freezers and heat shock.

  • Zone lines and stencils

Safety striping, aisle lines and pedestrian paths, taped and sprayed.

Basements and patios

Slabs that stay damp or see weather are tested before they are priced.

  • Moisture test

A calcium-chloride test on the slab. Read before we write a number.

  • Basement epoxy with flake

Moisture-tolerant primer, flake and clear coat. Written only if the test passes.

  • Patio and walkway polyaspartic

Grit-textured clear coating for outdoor slabs that see sun and freeze-thaw.

Cracks, old coatings, slab moisture and jobs under 300 square feet change the price, and the written estimate lists every line.

The cure schedule

When you can walk on it, roll a cart on it and park on it

Examples for three common systems. The data sheet for the system on your estimate sets the real times, and a cold slab slows every one of them.

Send three photos of the floor.

Text one wide shot, one of the worst crack and one of the door. We reply the next working day with a rough range per square foot, then set a time to come measure.

Where the work is

Three kinds of floor, three kinds of wear

A Milwaukee garage carries road salt for five months. A shop carries steel wheels. A basement carries water vapor. The system follows the wear.

  • Garages

Salt, brine and snowmelt, hot tires, creepers and dropped tools. Flake hides the marks and wipes clean.

    Garage floors
  • Shops and warehouses

Forklift aisles, wash-down bays and safety lines, installed on nights and weekends so the floor is back by Monday.

    Shop floors
  • Basements and patios

Slabs that sweat or see weather. We test moisture before we quote and say no when a slab is not ready.

Prep

A coating holds as well as the slab under it lets it.

Grinding is the longest part of most installs and the part nobody sees afterward. We open the concrete with diamond grinders, cut and fill every crack, and test for moisture before a coat goes on.

  • Diamond grinding, not acid etching

  • Cracks and control joints cut, filled and leveled

  • A moisture test on every basement and any slab we cannot vouch for

  • Grinders on dust vacuums, with doors and vents masked

Install days

Two days on site, then a cure we spell out

A typical two-car garage with flake. Your crew lead confirms the plan at the walk-through.

  1. Step 1: Before day one

You clear the garage. We move what is left and mask the walls, the door seals and the house door.

  2. Step 2: Day one, morning

Grind the slab, vacuum it, cut and fill cracks and joints, and take a moisture reading.

  3. Step 3: Day one, afternoon

Tinted base coat goes down and the flakes are broadcast by hand while it is wet.

  4. Step 4: Day two

Scrape and vacuum the loose flake, then two clear coats.

  5. Step 5: Day three on

Walk on it, then roll a cart, then park, in the order on the schedule above.

The crew

Sixteen people, two install crews

An owner who measures every floor, a lead for each crew, a prep lead who runs the grinders, and a desk that keeps the calendar honest.

  • Rania Kanaan

    Owner and estimator

Measures and tests every floor before the estimate is written.

  • Clemencio Mondragon

    Garage crew lead

Runs the garage installs from the first grind to the last clear coat.

  • Tijana Petrovic

    Grinding and prep lead

Runs the grinders and the crack repair, and reads every moisture test.

  • Kuba Tomaszewski

    Shop and warehouse crew lead

Plans the night and weekend installs with each shop's manager.

  • Shamar Exum

    Flake and topcoat technician

Broadcasts the flake and rolls the clear, and keeps the sample boards.

  • Weronika Dabrowski

    Scheduling and estimates desk

Books the walk-throughs and sends the written estimates.

From past customers

What people say after the cure

“They put the square footage and the price per foot on one line. When I did the math, it matched the total.”

Colt P.Two-car garage, Fox Point

“The shop was back in service Monday morning, like the schedule said. Nobody had to wait on a forklift.”

Gracie L.Machine shop, Franklin

“They tested the slab first and told me which corner stayed damp. We fixed the drain before the floor.”

Levi W.Basement, Bayside

“The crew vacuumed the grinders as they went. The house stayed clean and the floor looks like the sample board.”

Ashton B.Garage, Hartland

Questions

Before you book

How long does a garage take?

A typical two-car garage with flake is two days on site, then a cure schedule that depends on the system. The schedule is on the page and on your estimate.

How is the price per square foot set?

By the system, the condition of the slab and the size of the job. We measure the floor, test it, and write one price per square foot with the prep and repairs on their own lines.

Homes built before 1978: what changes?

Federal rules, the EPA's Renovation, Repair and Painting rule, cover paid work that disturbs paint in homes and child-occupied buildings built before 1978. Grinding bare concrete is not paint. Grinding a floor that was painted, such as an old porch-and-floor enamel in a basement, can be. We ask the year your home was built at the walk-through, and if the floor carries an old coat we tell you what the rule means for your job before we write the estimate. Our firm's EPA number is in the footer and on the About page.

Can you coat a garage in winter?

We coat in winter by heating the space and the slab before and during the install. If we cannot get a slab dry and warm enough for the product on your data sheet, we move the day instead of coating it. Ask for the data sheet; it sets the limits.

What about moisture?

Concrete passes water vapor, and a coating over wet concrete can lift. On basements and any slab we cannot vouch for, we run a moisture test and write the reading on the estimate. If the slab is too wet we say so and offer a vapor-tolerant primer or a pass, rather than coat it and hope.

What does the warranty cover?

Our written warranty covers our workmanship on the coating, such as peeling or lifting from the slab. Terms, limits and exclusions are in your written warranty. It does not cover a slab that moves or cracks again, damage from impact, or moisture the test did not show.
