Garage floors

A garage floor that wipes clean after a Wisconsin winter

Road salt, brine, snowmelt and hot tires are hard on bare concrete. A coating gives the slab a skin you can mop, with flake to hide what is left behind.

We coat one-, two- and three-car garages, the bay under a workshop, and the apron by the door. We walk the floor first, measure it, and write the system and the price per square foot before any work begins.

Prep

What happens to the slab before any coat

Prep is most of the work and decides how long the floor lasts. Each step is a line on your estimate.

  • Before we arrive

    • Clear the garage, or tell us what stays

    • Tell us about old paint, oil spots and past patches

    • Point out any floor drain or slope

  • Grinding and repair

    • Diamond-grind the whole slab

    • Cut, fill and level cracks and joints

    • Vacuum and wipe, then a second look

  • Moisture and warmth

    • Moisture reading written down

    • Slab and air brought up to what the data sheet asks

    • Door seals and walls masked

Finishes

Six choices on a garage floor

We bring sample boards to the walk-through. Flake colors look different on a board than across 450 square feet, so we show you both.

  • Solid color

One tinted coat. Plain, bright and the lowest price, and it shows every mark.

  • Partial flake

Flakes over about half the floor. Hides some marks and keeps a plain look.

  • Full flake

Flakes to full cover. Hides stains and slab flaws the best.

  • Clear topcoat sheen

Gloss or satin. Gloss shows scratches sooner; satin hides them.

  • Grit for traction

A fine grit in the last coat for ramps, the door apron and wet boots.

  • Polyaspartic topcoat

A faster-curing clear coat that holds its color in sun.

Days on site

A two-car garage, hour by hour

Flake epoxy with a clear coat. A polyaspartic system compresses this into one long day.

  1. Step 1: 7 a.m.: set up

Crew lead walks the plan with you, masks the walls and starts the grinders.

  2. Step 2: Late morning: grind and repair

Slab ground and vacuumed, cracks cut and filled, moisture read.

  3. Step 3: Early afternoon: base coat and flake

Tinted base goes down and flake is broadcast over it by hand.

  4. Step 4: Next morning: scrape and clear

Loose flake scraped and vacuumed, first clear coat rolled.

  5. Step 5: Next afternoon: second clear

Second clear coat, then a walk-through with you and the cure rules in writing.

The systems

The systems for a garage floor

A typical two-car garage is 400 to 500 square feet.

Garages

Flake and color systems for a one-, two- or three-car garage.

  • Solid-color epoxy

Ground slab, cracks filled, one tinted base coat and a clear coat.

  • Partial-flake epoxy

Flakes broadcast over about half the floor, then a clear topcoat.

  • Full-flake epoxy

Flakes to full cover, two clear coats. Hides stains and slab marks the best.

  • Polyaspartic over flake

A clear polyaspartic topcoat for a quicker return to use and sun resistance.

Cracks, old coatings, slab moisture and jobs under 300 square feet change the price, and the written estimate lists every line.

Garage questions

How long until I can park?

It depends on the system. Epoxy with flake takes about a week before cars go back in, and polyaspartic takes a day or two. The cure schedule page shows both, and your estimate writes down the system's own times.

Will hot tires pull the coating up?

Hot-tire pickup is the usual way garage coatings fail. We name the product and its data sheet on the estimate so you can read what it says about tires, and we do not coat a slab that is still damp.

What if my garage floor has cracks?

Cracks are cut, filled and leveled before the base coat, and each repair is a line on the estimate. A crack that keeps moving can show through in time; we tell you when we see one.

What does the warranty cover?

Our written warranty covers our workmanship on the coating, such as peeling or lifting from the slab. Terms, limits and exclusions are in your written warranty. It does not cover a slab that moves or cracks again, damage from impact, or moisture the test did not show.
